ENFIELD ISLAND CO-HOUSING - SHARED SPACES IN THE LEE VALLEY

Utilising a brownfield site at the southern tip of Enfield Island the development provides 36 dwellings and 600m2 of commercial workshop/production space. Construction is in in cross-laminated timber with a timber and polycarbonate cladding. The residential block is lifted on a concrete plinth to mitigate flood risk. Material solidity, translucency and transparency are used to express private, communal and public spaces.

Form and materiality have been influenced by the industrial history of the area and the nature of local infrastructural buildings.

Floor to ceiling glazing is used on the west elevation, which overlooks the George V reservoir, with full height shutters to allow residents to control light and solar gain in each dwelling
